In 2021, the family-owned 2,100-acre McDonald Farm became available for Hamilton County, Tennessee, to purchase. With more than 200 years of family farming and living, McDonald Farm offered a unique opportunity for development that the County could use to attract economic development and new jobs. Keeping industrial, commercial, and residential uses in mind, Croy’s design team provided a future land use plan to Hamilton County. This plan included an evaluation of existing water and sewer services to support the planned development, as well as proposed infrastructure improvements for future growth. Croy developed a water and sewer model using existing infrastructure, proposed improvements, and estimated demand usage. Croy was able to use the model to better predict how the future for water and sewer might unfold. Using a phased approach, our Croy team also developed preliminary engineering plans to provide water to the site using only linear infrastructure, while a tank and plant upgrades were deemed necessary in future phases. An extensive water model was created to provide a phased approach for installing water utilities to provide the new industrial park with water over time.
